Real estate and property management software for agencies and building managers

We build custom real estate and property management software for estate agencies, building managers and companies that run rentals for owners - owner portals, repair requests that go straight to the contractor, and reports that build themselves.

Overview

An estate agency, a building manager and a company that runs other people's flats as rentals do very different work, but share one problem: a lot of people to keep informed - owners, buyers, tenants, co-owners, contractors - and data spread across email, spreadsheets and the accounting program. We build software that keeps those relationships in one place: a portal for owners and co-owners, repair requests that reach the contractor directly, enquiry and contract tracking, and reports that put themselves together.

Ready-made agency software or building management software covers standard records and bookkeeping, and for most companies it is enough. Your own software pays off when you combine several lines of work (brokerage and rental management, for example), when you manage enough buildings or units that every manual step grows with the portfolio, or when you want to give owners a level of service your competitors do not.

Where it hurts

What we build for real estate and property managers

06
  1. 01

    Owner and co-owner portal

Reserve fund balance, costs, decisions, minutes and documents for a building or flat, available whenever the owner needs them.

  2. 02

    Repair requests

A request with a photo, assignment to a contractor, status tracking, and a notice to residents when the job is done.

  3. 03

    Reports per building

Annual and periodic reports prepared from data you already keep, instead of being assembled by hand for each building.

  4. 04

    Enquiries for agencies

Records of enquiries, buyers and viewings that stay with the company, with reminders and matching of buyers to new listings.

  5. 05

    Owner statements for rentals

Monthly rent, costs and fees per owner, calculated and sent as a report without manual work.

  6. 06

    AI help with enquiries

An assistant that answers common questions from residents and buyers and sorts requests before they reach a person.

How we work together

  1. Map who you talk to

We first list everyone you correspond with and the questions that come up most, because that is where most time goes.

  2. A pilot with real users

The first version goes to a few buildings or one office, with real residents, owners and agents using it.

  3. Moving your data

Buildings, units, owners and contracts are moved over from your spreadsheets and programs and checked before go-live.

  4. Your development team

After launch we stay on monthly: maintenance, changes when rules or your way of working change, and new features as the portfolio grows.

Pricing

No project price list. A fixed price before we start.

Every project is different, so the price depends on what you need and how much of it. The first call is free of charge, and you always get a fixed price in writing before any work starts - no surprises.

Questions

06 Q
  1. 01 Can software help with the Croatian law on building management?

Croatia's Act on the Management and Maintenance of Buildings, in force since 1 January 2025, requires building managers, among other things, to keep a separate account for each building, to send co-owners an annual report that includes the reserve fund's income and expenses, and to let a co-owner see the documents behind that report within 15 days of a request. Software does not replace your bookkeeping, but it can prepare the reports and give co-owners a portal where they see the documents themselves. For what exactly applies to you, ask a lawyer.

  2. 02 Will you replace our building management program?

Not necessarily. If your program handles reserve fund bookkeeping and records well, keep it. We often build only what it lacks - a co-owner portal, repair tracking or reporting - working alongside the tools you already use.

  3. 03 Will older residents manage to use a portal?

We design the portal for people who open it a few times a year: clear screens on a phone, and sign-in by an emailed link rather than a password that gets forgotten. Anyone who prefers to phone still can - there will simply be fewer of those calls.

  4. 04 Is custom software worth it for an estate agency?

For most agencies, a ready-made real estate CRM and the listing portals are enough. Your own tool pays off when the agency also manages rentals, has several offices, or works in a segment ready-made tools support poorly, such as commercial property or new developments.

  5. 05 How much does real estate or property management software cost?

The price depends on scope - how many buildings, units and users the software covers, which roles get access, and how much data moves over from existing programs. That is why we do not publish a price list. The first call is free, and the price is agreed in writing before work starts.

  6. 06 How is residents' and owners' data protected?

Each person sees only what concerns their own flat or building, access is logged, and data is kept in the EU. The data and the source code remain yours, in your own accounts.
